Please ensure you read and fully understand these booking terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.

​Bookings are subject to the following terms and conditions:

A contract between you and ourselves will come into existence when payment is received and a booking confirmation is issued showing the confirmed holiday dates.

​The contract binds you and all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms and conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking.

​For the avoidance of doubt, the property, Ramblers Retreat, is being let solely for the purpose of a holiday.
Deposit
A deposit of £75 is requested to secure your dates at the time of booking. Your deposit is fully refundable with a minimum of 8 week's notice before arrival. Cancellation notice given within 8 weeks of arrival, will incur the cancellation charges set out below:

Balance
The balance must then be paid no later than 6 weeks before the arrival date, unless otherwise stated. If the balance is not received in full by the due date, then your holiday will be treated as cancelled and any monies paid in addition to your non-refundable deposit, will also become immediately non-refundable
Cancellations
All cancellations must be notified in writing and are subject to the following cancellation charges.

Within 8 weeks of arrival - 100% of the deposit payment (deposits are fully refundable with 8+ weeks written notice)

Within 6 weeks of arrival - 50% of the total booking value

Within 4 weeks of arrival - 75% of the total booking value
-
Within 2 weeks of arrival - 100% of the total booking value ​
Travel insurance and cancellation
​We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation. Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of any owner cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.

Damages, breakages and keys lost

​ A refundable £100 damage deposit will be taken approx. 5 days before check-in using the card on file.

This will be refunded to you approx 3 days after check-out, subject to no damage being found on changeover inspection.

We reserve the right to retain all or part of damage deposits if damage is found to the property, internally or externally, including the patio and to interior furnishings, linen, towels, fixtures, fittings, furniture, appliances or any other item or feature of the holiday cottage premises, as well as for damage to keys or replacement of lost keys.

Please treat the facilities and accommodation with due care so that other guests may continue to enjoy them.

If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action.

If there has been any damage or breakages during your stay, caused by either yourselves or dogs, we would be grateful if you could report them honestly and promptly to us, especially before check-out, and provide any photographs and further information.

We value your honesty in being able to rectify any issues as quickly as possible before we host the next guests.

​ We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
Arrival and Departure

Check-in: Arrival is from  4.00pm, unless otherwise agreed.
-
Check-out: Guests are required to vacate the rental by  10.00am on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests. It is always helpful to place your bedding and towels in a black bin liner ready for washing and the next changeover.​
Keys

Keys are to remain in the possession of the primary guest at all times during the stay. The keys should never be replicated or left out of the care of the primary guest. All keys must be returned to the key safe in their entirety before departure and the key code scrambled. Lost keys and replacements will be charged to the guest.
Dogs - (In the Annexe only)
Up to two medium sized well behaved dogs are allowed at the owners discretion. We would kindly ask that pets are kept off the beds and bedding and are NOT allowed in the bathroom or bedroom. If the property requires extra cleaning due to excessive dog hairs or if the dogs have entered areas not permitted a £50 fee will be charged for the extra cleaning costs.

Guests are responsible for cleaning up after their dogs.

Dogs must never be left alone in the property.

Only pet dogs are allowed at the Annexe.

There is an outside tap at the side entrance for muddy paws.
General terms and disclosures

Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.

Bookings cannot be accepted from persons under eighteen years of age. The owner reserves the right to refuse a booking without giving any reason. We reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes.

Guest occupancy numbers apply at all times for up to 4 guests, plus 1 baby (if applicable) and up to 2 well-behaved dogs( in the Annexe only). Additional guests and / or pets are not allowed unless prior arrangement with ourselves.

The owner reserves the right to make a charge to cover additional cleaning costs if you or your guests or pets leave the property in an unacceptable condition.

Utilities (electricity, including heating, and water) are included in the let but are subject to a fair usage policy for domestic household use only (excluding charging vehicles, which is prohibited as per our House Rules ). Excessive use of electricity, including heating, and water, will be charged at current rates.

No compensation will be given for any temporary outage of electricity, water, heating, internet connection, television service or any other service provision outside of the owners control. Emergency lighting

The owners are not responsible for the loss of any personal belongings, valuables or property and equipment of the guest.

We reserve the right to terminate a holiday without compensation where the unreasonable behavior of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.

Any problems or complaints which the client may have concerning their holiday must be immediately reported directly to us and we will endeavor to put matters right as soon as possible. Any complaints not reported to us at the time and only reported after the client has returned from holiday will not be considered by the proprietor.

The client may in no circumstance re-let or sublet the property, even free of charge.

Guests are responsible for the safety and security of their children and pets at all times. Never leave children or pets alone in the property at any time.

These properties are privately owned. We ask all guests to enjoy the facilities and treat the property with the same respect, care and attention as they would their own home.

A Ring doorbell is in operation for CCTV security purposes to the front of the property and signage is clearly displayed in the adjacent window.
House rules
-
By placing your booking directly, you agree to be bound by our House Rules: Please keep our property secure.
-
Lock the doors and close the windows when you leave the property unoccupied. ​

Please make sure you leave heater and internet sockets switched ON as they control the Wi-Fi, ventilation and remote heating. ​
-
Please don’t take any bath towels with you to the beach/lake. ​
-
Fair usage policy applies to electricity, including heating, and water, as mentioned earlier in the terms. Excess usage will incur extra charges to the guest.

​ EV charging from domestic sockets is strictly prohibited due to the risks involved, the pressure on the electrical supply and the fact that it is not covered by insurance providers. If you are found to be charging your Electric Vehicle from a domestic socket, you will be asked to leave immediately and a surcharge may apply to cover any potential insurance claim and additional electricity costs. ​

Please respect our neighbours and try to keep noise levels to a minimum, especially between 10 pm and 8 am.

​No parties or events – the maximum number of persons using the accommodation at any time must not exceed 4 people and only those listed on the booking form can occupy the property. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.

​Both properties have a strictly NO SMOKING and NO VAPING inside the properties.. Smoking is strictly prohibited and will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning incurred will be chargeable to the lead guest. ​

Candles are not allowed inside the properties. Please do not move furniture from one room to another without discussing with the owner.

Please remove outside shoes/boots before entering the property. ​

Rubbish & waste: All rubbish must be disposed of before check-out using the external bins provided. More information is available within the properties.
Fire Risk Assessment

Ramblers Retreat - Single storey two bedroomed flat. Purpose - self catering holiday let.

Annexe at Gomo - Single storey one bedroomed annexe with first floor mezzanine. Purpose - self catering holiday let.

Fire detection, carbon monoxide detectors and alarm systems:
-
Fire and carbon monoxide detectors have been newly fitted (November 2023) and are hard wired and linked in the Annexe and Wi-Fi and interlinked at Ramblers Retreat - all fitted by a qualified electrician.

Smoke detectors are situated in the open plan lounge area and both bedrooms in the Annexe. In Ramblers Retreat smoke and heat alarms are fitted in the kitchen and both bedrooms.

Both properties have newly fitted emergency lighting.
-
The alarms are now audible from all areas of the properties.
-
There is a switch to turn off the alarms in both properties and there location indicated within the welcome books.

These detectors are tested on each changeover by ourselves or the cleaning team.

Fire blankets and extinguishers are available in the kitchens of both properties. However, in the event of a fire, please always remove yourselves to the safe outside location immediately. Never put yourself at risk by trying to tackle a fire.

Electrical wiring
-
A full electrical and wiring safety certificate was completed in January 2022 at Ramblers Retreat and the Annexe in October 2020 by a qualified electrician and is renewed every 5 years. Any new signs of damage to cables or electrical appliances is checked regularly but anything which becomes during your stay should be reported within the terms and conditions and house rules.

Appliances
-
All appliances are in good working order. They consist of: an oven and ceramic hob, washing machine, microwave, fridge freezer, electric radiators, kettle, toaster and towel rail. They are all checked between guests but please report any issues as soon as possible.
No smoking
There is a strict no smoking policy in both properties.
Candles and tea lights are also strictly prohibited inside the property due to the fire risk they present.

Furniture & Fittings
All furniture complies with the Furniture and Furnishings (Fire) (Safety) Regulations 1988.
Domestic Waste
Waste is regularly removed from the property after each stay and guests are also asked to remove all household waste in:
The black bin at the Annexe - for general waste and the green bin for recycling. Easily found near our gated entrance. Bin emptying day Wednesday.
The black bin at Ramblers Retreat - for general waste and the green bin for recycling. Easily found at the right hand side of the garden facing you as you leave. Bin emptying day Friday.
People at Risk

The annexe - can accommodate 4 people. ( 2 adults and 2 children or 4 adults). However, due to the height and steep steps the mezzanine is strictly prohibited for children under 5s and not suitable for disabled adults. This rule is not negotiable even with parent consent.

Parents are requested to supervise children and dogs at all times whilst entering or exiting the property. There is a step to negotiate into the annexe which should be navigated with care.

Means of escape and lightning

In the event of a power cut, emergency lighting is installed in both properties which will automatically switch on if the power goes out.

There is an outside light on the corner of the building in the annexe and also a porch light. There is now also a light in the enclosed garden at the back of the property so that you can keep any eye on your pets.

There is an outside light at the side of the front door at Ramblers Retreat. Street lighting is situated at the front of the building.
Escape routes
Doors

The Annexe side door leads onto the tarmac and safety. It’s conservatory doors also lead onto the safe garden area.

In Ramblers Retreat the front door leads to the safe garden and patio area .
Windows
-
All windows in the Annexe ground floor and bedroom are unlocked and fully opening escape windows, which can be used as an additional means of escape, if the doors are not used as the first means of escape.
In the event of a Fire
-
Please exit the property as quickly as possible via your nearest exit door or window.
-
Do not try to tackle the fire yourself.
-
Exit the property and when safe to do so, call the emergency services (999).
-
Once it is safe to do so, notify the owners at your earliest opportunity.
